Buyers Will Pay Top Dollar for "MOVE-IN READY"

Today's buyers are smart and savvy. There's an overabundance of homes competing for their attention.  They know they can afford to be choosy.  

If you need or want to sell for as high a price as possible, then you MUST make your house look spectacular.  Listing your house "AS IS" works well if you need to sell fast and are willing to compromise significantly on your price.

Leave Little to the Imagination

If you were competing against hundreds of other applicants for a new job, would you show up for your interview unprepared and in a tattered suit with messy hair and dirty fingernails?  Would you expect a prospective employer to look beyond your flaws and just "imagine your full potential?"  Of course not! 

When selling your house the exact same rules apply.  If you expect buyers to "look beyond" your clutter, dated wallpaper, old carpeting or cracked tiles then prepare to be disappointed. Buyers who are able to imagine a home's "full potential" tend to be bargain hunters who will expect a huge discount for their trouble. 

Buying Decisions are Emotional

Buyers start off being very logical about their home search, but ultimately end up buying for one of two emotional reasons: (1) they fall in love with the house, or (2) they fall in love the price. How do you want buyers to feel about your house? 

A house that has not been properly prepared for sale will easily fall into the category of a bargain.  Most houses have tens of thousands of dollars of hidden potential that's easy and fun to find ... IF you know where to look.  Staging it is a small investment that can reap huge rewards!

An Inexpensive Alternative to Price Reductions

Staging takes marketing your home to a whole new level.  We know that NO ONE wants to spend a lot of money on a house they're selling.  That's why we've spent years researching the best and most effective LOW-COST and even NO-COST strategies for selling houses at top dollar in any market!

We don't recommend major renovations but will often suggest minor repairs because they offer a much better return on investment.  Remember, the cost of staging is usually A LOT less expensive than your first price reduction. 

Staging is Not Decorating 

Most people think staging is all about decorating but we disagree.  We actually think it has a lot more to do with "un-decorating."  Why?  Because strong decorating statements, regardless of how tasteful they may be, often need to be neutralized to make a house appealing to the largest number of potential buyers. 

Staging is all about your house.  Decorating is all about your stuff.  Even if you have REALLY nice stuff, you stilll need to keep buyers focused on the house.  Excess furnishings and accessories that are not for sale, only serve to distract buyers from that which is! 

Clutter Kills Equity

A house that is cluttered with too much stuff feels crowded and small while a spacious house seems larger.  Spaciousness = value which explains why most buyers are willing to pay more money for a larger house.  Doesn't it make sense to remove the items that might be making your house appear smaller than it is?
